NCUI- the apex cooperative federation of India starved for fund scored a major victory last week when it was able to convince DDA of allowing it to sublet one of its properties lying unused for more than 20 years.
According to the DDA stipulations, only certain percent of the built-up area could be sublet and the cooperative body had been making unsuccessful attempts in the past to convince the DDA.
The scene changes with the entry of two men – Dr Dinesh as Chief Executive of NCUI and Arun Goel as the Vice-Chairman of DDA. A no-nonsense IAS officer Goel could silence the opposition of babus and gave the go-ahead to the NCUI to sublet the entire floor measuring 9000 square feet.
Readers would note that the NCUI property is located in the upscale South Delhi neighboring the likes of Asiad Village and Niti Bagh. If the NCUI opts to rent it out to a private party the income would certainly ease the cooperative body’s financial woes.
The NCUI however would like to sub-let it to a government body owing to a variety of reasons. “The talks to sublet it to govt bodies are going on and one of the units ahead in the race is the WDRO-regulatory body of ware houses”, said Dr Dinesh.
“Our plan is to boost corpus fund by taking a lump sum of Rs 20 crore at one go. We also want some amount as monthly rent. We would go in for a long-term rent-contract”, said Dr Dinesh.
On a question as to how did he succeed in convincing the DDA Dinesh said “our President Chandra Pal Singh wrote a letter to the DDA and I followed it up aggressively. Though we had been trying for a number of years but this time the argument could somehow click with the Vice-Chairman. And once he was convinced, the whole thing worked out easily.
“See this is the DDA letter that we have received giving us permission to sublet ”, said Dinesh while showing the letter to this correspondent. Obviously, he was happy with the DDA’s decision.
