The quorum as we understand for the subject meeting is the physical presence of 75% of the total members of the society.
We have a sizeable section of our members who are in favour of redevelopment but for some genuine reasons staying outside Mumbai or outside India. It may be difficult for such members to attend the subject meeting in person.
Is there a way out wherein we get their consent in writing and grant them leave of absence and go ahead with the redevelopment activity and also meet the 75 % physical attendance norm.

Flat in housing society is meant to be a residence of the holder and exceptionally for reasons convincing the the Committee about his inability to occupy himself allowed to be let out (Do not go by Model 2014 bye-laws).
For that reason personal attendance is not waived except that Section 27(2) of the MCS Act 1960 allows the Associate member to attend where the Primary member is unable to do. So those who cannot make it to the general body meeting should appoint Associates member by Paying Rs 100 as admission fee and a form as prescribed under bye-laws. Housing societies having their registered bye laws as per Model 2014 cannot use this facility as Associate Member as per this model must be a joint holder of the flat.
