Co-Op Hsg Soc: Raj Utsav CHS Ltd at Dahisar (East) Mumbai.
We have total 35 flats in Society. However, builder has made 2 separate agreements for each flat giving 2 flat nos. In Application to Registrar also no of members shown are 70 since there are 2 separate agreements for each flat.
How to issue Share Certificates to Members? Whether Each member will have 2 share certificates in his own name. Whether he will have 2 voting rights? Kindly advise on above.

It is difficult to believe that the builder has prepared two agreements for sale of each of the 35 flats in one building. Does it mean every flat number is mentioned in two agreements executed by and between the builder of one part in all cases and names of 35 members stated in two agreements having the same flat number? It simply means there are two copies of sale agreement for each flat. The number purchasers is 35 and not 70. There will be only 35 members of the Society.
