Kindly request you to spare some time to answer.

1) Can residential flat use for small commercial use. Which rule supports it?

Like for ladies activity taking tuition, making tiffin, using small electric flour mill (Gharghanti), palnaghar, beauty parlor, making papad. Theses activity not disturbing residents of society.

2) Can sinking or repair, maintenance fund rise in future. Currently it is 0.25% and 0.75% of construction cost taken at the start of society.

Some people suggest to increase construction cost. My opinion is that sinking fund should be as it is which was taken at the start of society Example if it was consider 1000 at the start then it should not be increase.

  1. Use of a flat is governed by approval of BMC. The BMC is guided by Development Control Rules. If BMC approves then the approval of the Committee is to be sought and it need not be taken for granted.
  2. The contribution to funds is a decision of the General Body Meeting. Bye-Laws have specified minimum rates and General Body Meeting can fix higher than that.
