Please advise if we can write unsold flat held by builder name in J & I Register. Society registered by builder and 22 flat are unsold , should be write builder name in J, I register, share Register as Share certificate not prepared yet.

Builder is a member for all unsold flats like any member.
Dear Sir,
My society in Mumbai has 70 flats as 3 bhk and 90 flats as 2 bkh and collects regular repair and sinking fund on Sq feet basis which is as per bye laws I.e. on Sq feet basis.
However for some repair work of swimming pool , gym and kids play area if society wants to raise a special fund of 15 lakhs and not touch the FDs in the corpus fund as Repair funds then for the above three items how should the one time special fund be collected ? Should it be area wise or per unit / per flat basis.
