We would be highly obliged if you could clear some doubts among members about distribution of charges as we have different sizes of flats in our society, whether the following expenses should be on per square foot basis or per flat unit basis.
We are located in Mumbai Maharashtra and have adopted model bye law.
1) replacement of lifts ( old lifts replaced with new lifts)
2) putting paver blocks/tiles in society compound.
Please let us know on what basis we should collect funds for above expenses.

These are Contribution to major funds by the members and as such no basis are laid down except that as decided by the members in General meeting. If majority members are agreeable costs of flats can be the basis as the same basis is adopted for Repair Fund and Sinking Fund in the Model Bye Laws.
